Kaštilac is a 16th-century fortified settlement built on a small sea islet by Benedictine nuns and connected to the mainland by a stone bridge — a place widely known as a filming location for “Game of Thrones”, where it stood in for Braavos. Interior and layout

The studio has a usable floor area of 22 m² and is furnished and equipped to be lived in from day one. Living area with a sofa bed and a stone-clad wall, open kitchenette with a wooden bar separating the cooking area from the seating area, separate bathroom with a shower cabin, WC, washbasin and washing machine. The kitchenette windows look straight out onto the water and the moored boats — a sea view, with the city of Split and the stadium of the Hajduk club beyond. An ideal place for someone who would like to moor a boat right outside their own door. The kitchen has a hob, fridge, microwave, kettle and extractor hood; there is a television in the apartment.

Condition, walls and services

The building was put up in the 16th century using a technique that still works in the owner’s favour today: thick walls of dressed natural stone hold the cool in summer and the warmth in winter. The roof structure and the building itself are sound and in use. The unit was adapted to meet the requirements of tourist categorisation, which was confirmed by an administrative decision in 2018. Services: municipal water supply, municipal sewerage, electricity grid, electric boiler. Heating and cooling are provided by air conditioning. Telecommunications connections are available at the location.

What the buyer needs to be aware of

This is a property inside the dense fabric of a historic fort, and that comes with several real limitations. The house is reached on foot — across the historic bridge and through stone lanes, with no driveway up to the door. The ground floor area of the building is 30 m² — that is the building’s footprint, not the floor area of the studio — and there is no private garden or exclusive-use yard. The property carries an entry on preventive conservation protection, made on the basis of a decision of the Ministry of Culture of the Republic of Croatia of 8 April 2004 — the building is part of protected cultural heritage, so the scope of any alterations is agreed with the conservation office. The tourist categorisation is two stars.

Legal status

Section C of the land register is clear: no mortgages, financial encumbrances or third-party claims. The property holds a rješenje o odobrenju za pružanje ugostiteljskih usluga u domaćinstvu issued on 30 July 2018, confirming that the technical and legal requirements for tourist rental are met, as well as a decision of the Economy Department of Split-Dalmatia County categorising the unit as a studio apartment for two people at a two-star standard.
