Description
An estate in the interior of the island of Hvar, 2–3 km from Vrbanj: a Dalmatian stone house surrounded by almost four hectares of its own land. This is not a holiday cottage wedged in between neighbours, but a self-contained smallholding that works for itself — with photovoltaics on the roof, an orchard and a processing room ready for the first pressing.
The land — 39 428 m²
The interconnected plots total 39 428 m², roughly 3.94 ha. Mature olive trees, fig trees, almond trees and pomegranates grow here, with natural maquis of lavender and rosemary in between. The ground is open, sun-drenched and prepared for planting a private vineyard. The land is held by dry-stone walls and terraces — the way it has been done on Hvar for generations.
The house — 80 m²
The stone building measures 80 m² (10 × 8 m). Thick walls of pale stone, green wooden shutters and cool interiors even in midsummer. The inside is furnished practically, with daily work on the property in mind: floors and walls are finished in tiles that are easy to keep clean.
- Living area — an open dining room with kitchen and a direct exit onto the terrace, a large table for six, a seating corner by the window.
- Bedrooms — functionally furnished, with metal bunk beds and sofa beds; they work equally well for a family stay and for a seasonal crew during the harvest.
- Bathroom facilities — renovated: large-format porcelain tiles on walls and floor, a shower, hot water from the solar system, space for a washing machine.
Terrace and surroundings
In front of the entrance stretches a spacious terrace paved with stone slabs, fully covered by a structure with sun-shade netting. It holds a long wooden table with a set of armchairs and a separate corner against the house wall. The view — pines, dry-stone walls and your own fruit trees. No neighbours in sight.
Energy independence
The estate runs off-grid. A photovoltaic installation works on the roof, and hot water is prepared by a free-standing solar collector with vacuum tubes. Electricity and water-heating bills do not weigh on the budget here, and not depending on a supplier has real value on an island.
Processing room
A separate, equipped utility building: large stainless-steel vats for oil and wine, a copper still for distilling, a work surface, shelves for bottles and jars. The setup allows you to turn your own harvest into olive oil, wine, rakija or travarica without taking anything off the property.

Possibilities
In Croatia, an area above 3 ha is the threshold at which registration of a family farm (OPG) and extension of farm and residential buildings come into play. The scope of such rights is always confirmed individually before purchase — we will gladly take you through that verification together with a Croatian lawyer.
Price
1 200 000 EUR. The standard real estate transfer tax rate in Croatia is 3% and is paid once. The house operates without a grid connection, so ongoing running costs come down to local taxes and routine upkeep of the land.
Buying as an EU citizen
As an EU citizen you buy in Croatia on the same terms as a Croatian national — without ministry approval. The transaction requires a Croatian identification number, OIB, which we arrange for you. The path: a preliminary contract with a deposit of around 10%, then the notarial deed and entry in the land register. We guide you through the entire process and look after buyers who cannot be present at every stage.
