Layout

Outside

East–south–west orientation: the sun travels around the property all day, so there is always one terrace in the sun and one in the shade.
Location
Dugi Rat lies on the D8 coastal road between Split and Omiš — about 20 minutes to Split, 10 minutes to Omiš and the mouth of the Cetina with its rafting and climbing. The view from the property takes in the channel and the island of Brač.
Legal status
Title deed, building permit and use permit (uporabna dozvola). Energy certificate class A+. The three units are not registered as separate legal entities (no etažiranje). The property is therefore sold as a whole — buying a single apartment, or financing the purchase with a mortgage, would require the seller or the new owner to complete that procedure first.
Price and costs
1 105 000 €. The purchase of a resale property in Croatia is subject to a 3% tax on the transaction value.
As a rental property
The villa is fully furnished and equipped, ready to continue operating as a holiday rental. The three units can be rented separately or the whole house to a single group of twelve — and with six bathrooms to six bedrooms, that second option is realistic rather than theoretical.
Buying as an EU citizen
As an EU citizen you buy in Croatia on the same terms as a Croatian national — no ministry approval required. The transaction needs a Croatian identification number (OIB), which we arrange for you.
