Description
This house with a private pool stands on a quiet hillside above Marina in central Dalmatia, 12 km from UNESCO-listed Trogir and 18 km from Split international airport. From the terrace by the pool you look out over Marina bay, the yacht harbour and the hills on the far side of the channel. The kitchen, bathroom and bedrooms are furnished and ready to use from day one, the living room has air conditioning, and there is a washing machine in the bathroom. The standard of finish dates from that renovation over a decade ago and leaves room for a refresh of the interiors to your own taste.
Utilities: electricity, mains water, waste water discharged into the property’s own septic tank — the house is not connected to a public sewage system.
Pool, terrace and grounds
The private pool has a mosaic finish and a ladder, and is surrounded by a paved sun terrace with a railing and a shower. Next to it stands a stone-built barbecue with space for firewood. There is room for three cars on the grounds. The two plots keep the neighbours at a distance; the grounds are natural and rocky, with olive trees and Mediterranean planting.
Access is by a gravel road. The municipal plan provides for it to be surfaced and concreted.

The beach in Marina — Prališće and the neighbouring coves — is gravel with small pebbles, with showers, changing cabins, water-sports rental and beach bars. Pines and olive trees along the shore give natural shade on hot days.

Freehold 1/1, clean land registry extract. The building is legalised — the owner holds the decision confirming the as-built condition together with the full architectural documentation of the as-built condition.
Price and purchase costs
360 000 EUR. On a resale property in Croatia the buyer pays 3% real estate transfer tax. Notary fees and land registry costs come on top of that.
Buying as an EU citizen
