Description
Detached house of approximately 140 m² in a quiet bay belonging to Milna on the island of Brač, 150 metres from a small stone and gravel beach with a gentle entry into the water. The building is divided into four independent sections with separate entrances, holds an official three-star categorisation and is sold fully equipped and furnished. Layout — four independent sections
- Ground floor, apartment for 6 people: two bedrooms for two people each, a fully equipped kitchen, a bathroom, air conditioning.
- Studio on the courtyard, for 2 people: a bedroom, a separate kitchen and a private bathroom, with an entrance directly from the yard.
- First floor, self-contained apartment: its own entrance from outside, a bedroom, a living room combined with the kitchen, a bathroom and a large terrace with a panorama of the sea.
- Attic, shell condition: an open space to be finished to your own design, with the electrical and plumbing installations already brought in and a view of the sea.
In total four bedrooms, a living room and four bathrooms — each of the three finished sections has its own bathroom.
Condition and installations
The house was built in the 1980s and the lower part underwent a thorough renovation in 2016 — the upper floor and the attic were not covered by that work. The roof is in good technical condition and does not need replacing. Water comes from the municipal mains. Wastewater is handled by a soakaway septic tank; the building is not connected to a sewage network. Cooling is provided by air conditioning units on the ground floor, and in the living area an installation has been prepared for connecting a fireplace. The attic needs finishing; the utilities have already been brought up to it.
Courtyard and grounds
The plot measures 287 m², of which 94 m² is taken up by the building and 193 m² by the courtyard and garden. The heart of the yard is a large roofed pergola with an exposed wooden truss and a long dining table. Next to it stands a traditional stone grill (roštilj) with a separate seating area in the shade of olive trees. The courtyard also has an outdoor shower, separate beds of lavender and rosemary, and a paved sun terrace with loungers. Private parking takes three cars.
Location
- 150 m to the stone and gravel beach with a gentle entry into the water — about a 2-minute walk.
- A few minutes’ drive to Milna: the sailing marina, seafood restaurants and the old town by the harbour.
- Access by ferry from Split to Supetar, or by catamaran directly to Milna.
- On the island: Zlatni Rat beach in Bol and Vidova Gora, the highest peak of the Adriatic islands.
A compacted gravel road leads to the house. The municipality plans to asphalt it; the date is not confirmed.
Categorisation and furnishings
The property holds an official three-star categorisation and is sold fully equipped and furnished — including what can be seen in the photographs: kitchen appliances, terrace furniture and the fittings of the pergola. The four sections have separate entrances, so they function independently of one another: as an owner’s part and a part made available to guests, or as a home for a multi-generational family.
Legal status
The owner declares clear and orderly ownership. The attic in shell condition is part of the building and does not constitute a separate unit. We verify the documentation before the preliminary contract is signed.
Price
420 000 € for the entire property together with its equipment and furnishings. When buying on the secondary market in Croatia the buyer pays 3% real estate transfer tax, plus notary costs and the fee for entry into the land register.
