Detached house with approximately 109 m² of usable space, laid out over two levels, in Žrnovnica at the foot of the Mosor massif — 11 km from the centre of Split and 4.5 km from the beach in Stobreč. The building stands in a quiet, green part of the village, a quarter of an hour by car from Split and seven minutes from the sea.

Layout

• First level, approximately 74 m² — living room combined with the kitchen and dining area, with access to the terrace, two separate bedrooms and a bathroom. The rooms have full ceiling height and are lit through glazed terrace doors.
• Second level, approximately 35 m² — two rooms under low sloping ceilings, a kitchenette, a second bathroom and a separate exit onto a terrace. Floors and walls are finished in large-format tiles, one wall is clad in stone.

Technical condition

Construction began in 1990 and was completed in 1996. The structure is concrete, insulated with mineral wool. The house is dry — no traces of damp and no problems with groundwater. Windows and doors were replaced around 2022–2023, and the tiled roof was renovated around 2018 and is in very good condition. What to know before you decide

The land under the house and the driveway do not belong exclusively to this property — they are shared parts held in common with the other residents. There is no municipal sewage system at this location, waste water goes into a septic tank, and the internet works over mobile technology. The rooms on the second level have low sloping ceilings. We say this openly so that nothing surprises you only at the viewing.

Clean land register entry, 1/1 ownership, full set of permits. The purchase can be financed with a mortgage.

390 000 €, including the furniture and kitchen appliances. On top of the price comes a one-off property transfer tax of 3% of the property value, plus notary costs and the land register entry fee.
