Description
A three-level house of 100 m² in the very centre of Split, in the Varoš district, right by the Matejuška harbour. The Riva promenade and the sea are a two-minute walk away, yet the house stands on a quiet, intimate lane, sheltered from city traffic. Around twenty years ago the building was taken down to its foundations and rebuilt from scratch, so behind the stone façade there are modern installations.
Layout on three levels
- Ground floor with a separate entrance — two independent rooms and two toilets with showers, with their own kitchenette. The separate entrance allows this area to be used independently of the rest of the house: as space for guests, an office or a section set aside for letting.
- First floor with the main entrance — an entrance hall leading to a living room combined with an open kitchen and dining area. White fitted kitchen with oven, induction hob and extractor hood, herringbone parquet, internal wooden staircase to the upper floor.
- Second floor — two bedrooms and a bathroom with a bathtub. One of the bedrooms opens onto a balcony overlooking the bay and the rooftops of old Split.
Condition and equipment
The house is fully air-conditioned, with three independent units. It is sold fully furnished, including household appliances, so it is ready to live in from day one. The windows are PVC with external shutters; the floors are parquet and tiles.
It is worth knowing that not everything is to the same standard. The ground floor and the sanitary facilities are kept simple and functional — this is the area that will gain the most from a refresh. The detached outbuilding on the plot has damp plaster and needs renovation. The photos show the condition without embellishment, and the price reflects the scope of work a new owner will want to carry out to their own taste.
Patio, garden and second building
In front of the house there is a private patio with a vine-covered pergola, closed off by a wooden gate, plus a piece of your own land with a garden — a rarity in this part of Split, where buildings stand wall to wall. The property also includes a small detached outbuilding with a tiled roof, standing on the same plot. Once renovated, it can serve as a studio, a guest cottage or storage.
Location
Varoš is a historic district of stone houses and narrow alleys that leads directly into the city centre. The house is a two-minute walk from the Matejuška harbour and the Riva promenade. Diocletian’s Palace, the market, restaurants, the ferry port and the station are all within walking distance — day to day you can manage without a car. From the balcony you can see the sea, the harbour and Marjan hill.
Price and costs
The price is 1 100 000 EUR and includes the fully furnished house, the patio, the garden and the detached outbuilding on the plot. When buying a resale property in Croatia, the buyer pays a 3% real estate transfer tax. On top of that come ongoing running costs: utilities, waste collection and property tax.
Buying as an EU citizen
As an EU citizen you buy in Croatia on the same terms as a Croatian national — without ministry approval. The transaction requires a Croatian personal identification number, OIB, which we arrange for you. The process: a preliminary contract with a deposit of approx. 10%, followed by the notarised deed and registration in the land register. We guide you through the entire process and assist buyers who cannot be present at every stage.
Arrange a viewing on site or an online presentation — we will show you the house, the patio and the view from the balcony live on camera, at a time that suits you.
