Description

In a quiet part of the town of Vis stands a stone house dating from around 1750 — one of the oldest and most representative buildings in this part of the island. A thorough renovation in 2015 gave it modern installations without compromising the character of traditional Dalmatian architecture. The building is under heritage protection, which safeguards its appearance and sets the framework for any further works.

120 m² of usable floor area is spread over three floors (approx. 156 m² of total built area). Each floor measures approx. 52 m² in outline, the building dimensions are 7.50 × 5.25 m, with an eaves height of 7.80 m and a total height of 9.20 m.

Layout

Location and access

The house stands in a quiet lane in the town of Vis, among stone houses and stairways. A free public car park lies directly above the property. It is worth knowing up front that the way to the door leads up stone steps — you cannot drive right up to the entrance, and shopping and luggage have to be carried up. This is typical of old Dalmatian buildings and worth taking into account when planning the purchase.

What to know before deciding

  • Heritage protection preserves the character of the building but limits the freedom to make changes — any major alteration is agreed with the conservation office.
  • The interiors from the 2015 renovation are kept in strong pastel colours. The structure and installations are ready; the colours, kitchens and bathrooms are the natural place for your own design.
  • The car park next to the property is public, not private.

Legal status

Ownership fully regulated — a 1/1 share. A use permit (uporabna dozvola) for buildings erected before 15 February 1968 has been issued for the residential building, class UP/I-361-05/16-30/000022 dated 6 May 2016. The property covers three cadastral plots: the house with a built area of 52 m², the outbuilding of 40 m² and the courtyard of 25 m².
