The Bristak gravel beach and the seafront promenade are 200 metres away, the neighbourhood grocery shop 80 metres.

Condition and fittings

The house was built in 2006 and renovated in 2023. The work covered a complete replacement of the electrical installation and of the water and sewage installation, new PVC windows and aluminium terrace doors, and new ceramic tiles in the bathrooms and hallways. The building has very good thermal insulation confirmed by an A+ energy certificate, and the apartment has air conditioning. The separate WC next to the bathroom and the dedicated laundry room make a layout that genuinely works when several people are in the apartment at once.

Porch, parking and boat mooring

At the entrance there is a covered porch of 5 m² facing north — the shaded side, so you can sit there even in the middle of the day in July and August. Covered parking spaces are directly next to the building, which in Vodice at the height of the season saves real time and nerves. The property also comes with a private boat mooring berth (Croatian: vez za brod) in the marina close to the apartment, so your own boat or motorboat can be moored safely nearby.

The occupancy permit (uporabna dozvola) is being processed — we state this openly, because it is the only open formal matter in this offer and it affects the transaction schedule. The procedure is expected to be completed in September 2026, we check the status on an ongoing basis, and we present the documents for inspection before anything is signed.
