Three buildings, a private pool and 1790 m² of your own land at the foot of Kozjak, 20 km from the centre of Split. The estate in Dugobabe, municipality of Solin, holds an official categorisation as a tourist accommodation facility, a complete set of final legalisation decisions and 1/1 ownership free of encumbrances. It is a finished whole: the residential part, a traditional Dalmatian kitchen with an open hearth and a konoba with a space for gatherings.

Structure of the estate

Three independent buildings stand on a plot of over 1790 m², with a combined gross built-up area of 367.75 m²:

• Main building — 214.44 m² gross built-up area, volume 515.73 m³, dimensions 12.60 m x 13.98 m. Layout: ground floor and upper floor with a pitched roof. The interiors are furnished and ready to use, with air conditioning and a fitted kitchen open to the living area.

Condition and installations

A solid concrete structure from 1982. The roof is in very good condition and requires no investment. Water comes from the municipal mains. Heating runs on two systems, wood-fired and electric, while air conditioning takes care of comfort on hot days. The facades combine stone and render, and the windows have wooden shutters in the Dalmatian style.

Pool, terrace and garden

The private pool has 31.29 m² of water surface and measures 3.95 m x 8 m. It is surrounded by a wide stone terrace with sun loungers, parasols and an outdoor shower. Next to the main building there is a dining terrace covered by a pergola, with a table, hydrangeas and direct access from the living area. The rest of the grounds is a well-kept garden with an orchard, a vegetable patch, a hedge, a garden swing, climbing frames for children and a set of tables and benches by the konoba — a place for large shared lunches. The division into three independent buildings also makes it possible to live in the main building and use the konoba and the kitchen with the open hearth as a space for guests.

Price
