Apartment S6 is the unit with the lowest total price in a new building in Mandre on the island of Pag. It is on the 1st floor, has 41.15 m² of interior space and one bedroom, and the living room with kitchenette opens onto a spacious loggia and a covered balcony with a view of the open sea.

We state these figures separately so that it is clear exactly what you are paying for.

Condition and finish

The building is completed in 2026. The façade is finished with light panels in a travertine pattern, the loggia and balcony railings are glass, and the shared staircase is clad in light stone with a glass balustrade. The bathroom has large-format tiles in a travertine colour, a wall-hung toilet and a wall-mounted wooden vanity unit with an oval mirror. On the day the photographs were taken, the final finishing works were still under way in the building.

The apartment has a built-in Toshiba air conditioning system and a security entrance door, and the property is covered by video surveillance. Underfloor heating is installed in the bathroom only — there is none in the other rooms.

The price includes the bathroom fittings and furniture only. The rest of the apartment, including the kitchen, is left for the buyer to fit out.

Loggia, balcony and parking space

The loggia and the covered balcony together give almost 12 m² of physical outdoor space — from both you can see the open sea and the opposite shore of the channel. A dedicated parking space PM06 with a physical area of 12.52 m² is assigned to the apartment and is payable separately.

Location

Mandre, island of Pag. The building stands in the first row from the sea, 10 m from the water: from the loggia you can see people swimming right by the shore and the turquoise water over the shallows, and a paved promenade runs along the coast.

Legal status and status of the building

The building is completed (2026), the occupancy permit is in progress. The payment schedule provides for 90% of the price on signing the preliminary contract and 10% once the documentation is completed and the keys are handed over. We say this openly, because these are terms to be discussed with a lawyer before signing — we will show you what to look out for.

Price and costs

Price of the apartment: 288 156 €, i.e. a promotional 5900 €/m² of billing area (48.84 m² NK). This is the lowest total price among the units in the building. On top of the price come the 3% real estate transfer tax and the separately payable parking space PM06. Running costs are low — the pričuva, the building’s maintenance fund, is about 16 € per month.
