View and outdoor space

The loggia and the covered balcony adjoin the living room and form a single relaxation zone. The railings are entirely of glass, frameless, so the view of the sea and the opposite shore stays open even when you are sitting at the table. The water is visible straight from the level of the apartment, with no buildings in the foreground.

Condition and finish

The building is new, with completion in 2026, and move-in is possible immediately. The facade is finished in light-coloured stone, and the shared staircase has stone steps with a glass railing. The bathroom has large-format tiles in a travertine tone, a wall-hung toilet, a suspended vanity unit with a washbasin top and an illuminated mirror. The apartment has a built-in Toshiba air conditioning system, and underfloor heating is installed in the bathroom only. All apartments in the building have security doors, and the grounds are covered by video surveillance. The price includes only the bathroom fittings and furniture — the rest of the apartment, including the kitchen, is left for the buyer to fit out. Photographs from June 2026 show the building still at the finishing-works stage — part of the exterior surfaces was under way at that time.

Location

Mandre, island of Pag. The building stands in the first line from the sea, the water is about 10 m away, and a seafront promenade runs along the shore. Pag is connected to the mainland by a bridge, so the journey by car involves no ferry crossing.

Legal status and formalities

The uporabna dozvola, the Croatian occupancy permit, is in progress. Purchase tax is 3% of the transaction value, because the apartment is bought directly from a private individual. A dedicated parking space PM04 with a physical area of 12.29 m² and a billable area of 3.07 m² can be purchased together with the apartment — it is paid for separately.

Price and costs

Price of the apartment: 498 649.20 €, which corresponds to 6090 € per m² of billable area. Payment schedule: 90% on signing the preliminary contract and 10% at the final deed. The pričuva, the contribution to the building community fund, is about 16 € per month.
