Igrane, Podgora municipality, Makarska Riviera. An apartment building with a gross floor area of 544.40 m², containing seven self-contained apartments (S1–S7), completed in 2002, 100–150 metres from a gravel beach. All seven units are furnished, equipped and hosting guests in the current season; the property holds an official three-star categorisation. Sold as a whole, with all furnishings and equipment included in the price.

Building layout

Three levels — basement, ground floor and first floor — served by an external staircase of 13.07 m², so guest circulation routes do not cross. 13 bedrooms and 10 bathrooms in total.

• S1, basement — 57.28 m²: 2 bedrooms (9.45 and 13.14 m²), summer kitchen 8.25 m², konoba (traditional cellar room) 14.40 m², bathroom, covered terrace 32.41 m². Plus 46.41 m² of utility space in four separate rooms.
• S2, ground floor — 45.05 m²: 2 bedrooms (11.12 and 13.20 m²), kitchen 14.31 m², 2 bathrooms.
• S3, ground floor — 34.36 m²: 2 bedrooms (13.19 and 13.04 m²), 2 bathrooms, loggias and a balcony totalling 13.55 m².

• S7, first floor — 28.24 m²: bedroom 13.89 m², kitchen, bathroom, balcony 5.97 m².

The combined internal usable area of the seven units is 317.39 m². The remainder of the 544.40 m² gross is taken up by utility rooms, circulation and structure — which is why we give the areas broken down rather than as a single figure.

Condition and installations

The building was completed in 2002 and has a flat roof. Three-phase electrical connection, connected to the municipal sewage network — no septic tank. Each apartment has its own water heater and its own air conditioning unit; radiators are installed in the rooms. Finishes and furnishings date from the time of construction and are kept to the standard of those years: kitchens, bathrooms and furniture are in working order and in active rental use, but refreshing the interiors would raise the standard of the property and the nightly rate. According to the documentation, the structure and foundations allow a further storey to be added without reinforcement; the current building height to the edge of the flat roof is 9.35 m.

Exterior and parking

The usable area around the building — the yard together with the building footprint — is 238 m². Next to it lies a separate parking plot of 244 m², made up of 211 m² of parking for about 9 cars and 33 m² of adjoining greenery. 482 m² of land in total. The covered terrace on the lower level is 32.41 m², and every apartment on the ground and first floor has its own balcony or loggia facing the sea.

Igrane lies 15 km south of Makarska. Along the stone promenade there are more than a dozen konobas, seafood restaurants, cafés and beach bars. Above the town stand the church bell tower from 1907 and the 16th-century Zalina kula tower. Thanks to the cascading terrain at the foot of Biokovo, the upper floors of the building have an unobstructed view of the open sea and the island of Hvar. Ferries to Hvar, Brač and Korčula depart from the ports of Makarska and Drvenik.

Price

1 635 000 € for the whole property, i.e. about 3 000 € per m² of gross floor area. The price includes all equipment and furnishings of the seven apartments and the adjoining parking plot. When buying a resale property in Croatia, the buyer pays 3% real estate transfer tax, calculated on the market value.
