Description
A three-room apartment of 68.60 m² in Split, in the Bol district, close to the centre. The unit occupies the raised ground floor of a small residential building. Two bedrooms, a separate living room with access to the balcony, a separate kitchen with a dining area and a private storage room (drvarnica). The apartment is sold fully furnished and equipped — you can move in straight away.

The functions are kept apart: the kitchen with space for a table is a separate room, the living room is not a walk-through, and both bedrooms are regular in shape. The windows face three directions, so the apartment is lit throughout the day and can be aired effectively.
Condition and fittings
Herringbone parquet in the living room and the bedrooms; the kitchen and bathroom are tiled. The kitchen has high-gloss units with an induction hob, a built-in oven and an extractor hood. Air conditioning is installed and hot water is prepared by an electric boiler. Furniture and equipment are included in the price — the buyer does not need to spend anything more before moving in or letting the apartment.
The weakest point of this apartment is the bathroom: a single one, 3.11 m², to an older standard than the kitchen. We say so plainly, before you see it in the photos.
Balcony and parking
The 2.21 m² balcony opens off the living room, is finished in terracotta tiles and faces the greenery — from the railing you see trees and the green area between the buildings, not the neighbours’ windows. Free public parking spaces are located directly next to the building.
Location
Split, Bol district. Diocletian’s Palace and the historic centre are within walking distance, while the immediate surroundings of the building are quiet and green. Schools and kindergartens, shops, public transport stops and green areas are nearby. This is a city address, not a resort one — the apartment works the same in February as it does in July.
Legal status
Clear legal status: ownership registered as etažno vlasništvo, unit E-13. The building holds a valid occupancy permit (uporabna dozvola).
Price and costs
Price: 360 000 €, furniture and equipment included. According to the owner, running costs for utilities and maintenance are about 50 € per month. When buying an apartment from a private seller in Croatia, the buyer pays 3% real estate transfer tax — charged on top of the price of the unit.
Buying as an EU citizen
As an EU citizen you buy in Croatia on the same terms as a Croatian national — no ministerial approval required.
