Description
Villa 3 stands in the second row from the shore in Okrug Donji on the island of Čiovo — about 50 m on foot separate it from the sea. Layout
The heart of the house is the combined living and dining room of 75 m², with floor-to-ceiling glazing and direct access to the terrace with the pool. The kitchen opens off the same level; above its worktop runs a panoramic window facing the pool and the channel, instead of the usual run of wall units.

The floors are linked by an open staircase with wooden treads on a steel stringer, running along a glazed patio whose full-height wall is covered by a green climbing plant. The bedrooms have light wooden floors, and the windows of some of them look straight out onto the channel and the coast opposite.
Condition and finish
The price includes the fitted kitchen, the sofa with the built-in TV unit in the living room and the beds in 2 of the 4 bedrooms — the remaining rooms are empty and waiting to be furnished to your own taste.
Each of the five bathrooms has been finished without compromise: wood, large-format sintered stone and modern flush-fitting joinery. The living level has dark large-format porcelain stoneware, the bedrooms light wood. The window frames are aluminium in a dark finish, the balustrades are glass and steel, there is air conditioning in the living room and CCTV cameras on the façade.
Terrace, pool, surroundings
The living room opens onto a spacious terrace laid with large-format slabs, with a heated and illuminated pool. The pool is rectangular, with a ladder, and fenced on the driveway side. The planting around the house is designed and already mature: lavender, oleanders, a fig tree, palms and clipped box on gravel beds. Above the pool there is an open view of the channel, the coast opposite and the line of hills — the same view you have from the living room, from the kitchen and from the bedrooms upstairs.

Okrug Donji lies on the southern side of Čiovo, facing the mainland, with small quiet beaches close at hand. The island is connected to Trogir by a bridge, so you drive right up to the house, with no ferry, at any time of year.
Basement level
The lower level is empty and waiting for the new owner’s idea: a private gym, a wine room, a cinema room or a wellness area. It is the only part of the house that does not yet have a function imposed on it.
Price and costs
The price is 1 700 000 € and includes the equipment described above, which stays in the house. On top of the purchase price of a property in Croatia there is normally a real estate transfer tax of 3% or VAT — depending on the seller’s status — as well as notary and land registry costs.
Buying as an EU citizen
As an EU citizen you buy in Croatia on the same terms as a Croatian national — no ministry approval is required. The transaction requires a Croatian identification number, the OIB, which we obtain for you. The path: a preliminary contract with a deposit of about 10%, then the notarial deed and entry in the land register.
